Garage Door Maintenance Checklist for Las Vegas Homeowners

Regular garage door maintenance is the best way to avoid expensive repairs and extend the life of your system. In Las Vegas, our extreme heat, UV radiation, and occasional dust storms make maintenance even more important. Use this checklist twice a year — ideally in spring before summer heat arrives, and again in fall.

Monthly Visual Inspection

  • ☐ Watch the door move through a full open/close cycle. Does it move smoothly without jerking or hesitating?
  • ☐ Listen for grinding, scraping, or popping noises.
  • ☐ Check that the door closes fully with no gaps along the bottom seal.
  • ☐ Test the auto-reverse safety feature: place a 2×4 flat on the ground under the door and close it — it should reverse immediately when it contacts the wood.

Every 6 Months: Full Maintenance Checklist

Hardware Inspection

  • ☐ Tighten all bolts and nuts on the door panels, hinges, and tracks (they vibrate loose over time).
  • ☐ Inspect hinges for wear, cracks, or rust.
  • ☐ Check rollers for chips, cracks, or flat spots.
  • ☐ Inspect cables for fraying or kinking — do NOT touch spring cables if frayed.

Lubrication

  • ☐ Apply white lithium grease or garage door lubricant spray to rollers, hinges, and the torsion spring.
  • ☐ Lubricate the opener’s chain or drive screw (not the belt — belts don’t need it).
  • ☐ Do NOT use WD-40 — it’s a solvent, not a lubricant, and will dry out your hardware.

Weather Seals

  • ☐ Check the bottom seal for cracks or gaps — replace if it no longer makes full contact with the ground.
  • ☐ Inspect side and top weatherstripping — Las Vegas dust and heat degrade rubber seals faster than humid climates.

Balance Test

  • ☐ Disconnect the opener and manually lift the door to waist height. Release it — it should stay in place. If it falls or shoots up, your springs are out of balance.
  • ☐ Never attempt spring adjustment yourself — springs are under hundreds of pounds of tension.

Safety Sensor Test

  • ☐ Wave a broom handle in front of the safety sensors while closing — the door should immediately reverse.
  • ☐ Clean sensor lenses with a soft cloth — desert dust accumulates quickly on sensors.
